An open hotel, an L-shaped building
The Courtyard by Marriott Miami Coral Gables is a six-story, L-shaped hotel on S Le Jeune Rd: roughly 60,000 sq ft of concrete facade and glass wrapped around a pool courtyard, with a rooftop terrace above and decorative breeze-block screens running up the building. South Florida weather leaves algae, mold and organic staining on a concrete exterior like this, and the glass dulls with it.
The scope was the whole exterior: a soft wash of every facade surface on every elevation, and every exterior window from grade to the top floor. It had to happen with the hotel open, rooms booked and the pool in use, and the inside corner of the L leaves no room to set up a lift.
One elevation at a time, top down
- Around the guests: we cleaned one elevation at a time, so only one face of the building was ever being worked and rooms on the other sides were undisturbed. Work above the pool deck and rooftop terrace was scheduled and coned off with hotel management.
- Drone up high, poles down low: the tethered cleaning drone, flown by FAA Part 107 certified pilots, washed the upper facade and glass with no lift, scaffold or rope. Water-fed poles covered the lower levels.
- Into the breeze-block screens: the decorative block screens that run up the building are open patterns, and the drone's low-pressure spray reaches into each opening from the air.
- Low-pressure soft wash, top down: the cleaning solution goes on at low pressure, dwells, and is washed down, starting at the roofline so runoff never lands on a surface we had already cleaned. No blasting, nothing that harms stucco, paint or sealant joints.
- Purified water on the glass: every exterior window was finished with deionized water, so it dries spot-free without a squeegee.
- A spotter on the ground: whenever the drone flew, a crew member held the perimeter below, and the plants under each work zone were wetted before and rinsed after.

Clean facade, clear glass, asked back every year
In three days on site, every elevation was washed and every exterior window was clear. Guests and hotel staff told our crew it was the best cleaning ever, and the hotel asked us back every year.
Hotel management called Vista “the #1 company for maintenance” and said we “made it so easy.”
The full scope, facade and every window, came to about $0.13 per sq ft across roughly 60,000 sq ft. That sits inside our standard commercial range of $0.12–$0.25 per sq ft, toward the low end, because bigger jobs get lower rates. Every job is a fixed price after a free site survey.
A mid-rise building is often a one-day job. This one ran three days because the schedule was built around an open hotel: one elevation at a time, with a separate purified-water pass on every window after the facade wash.
