How we price drone exterior cleaning.
Transparent numbers, no surprises. Here's exactly how we estimate Miami commercial buildings, roofs, windows, and solar arrays. Whether you manage a single property or a portfolio across South Florida, the same per-square-foot math applies to every quote.

What that pricing bought at Belmont Village
Belmont Village Senior Living · Coral Gables, FL, a 130,000+ sq ft luxury senior living high-rise.
Belmont Village needed its entire exterior - facade, windows, floor surfaces and the parapet - cleaned without closing a single entrance or moving a resident. Lifts, scaffolding, swing stages and rope access were all off the table, and the parapet was the one element none of them could reach.

Delivered at $0.20 / sq ft, all in, across the full scope, not a facade-only rate. That is a real project price, and it sits inside the same $0.12–$0.25 range quoted on this page. Belmont Village asked us back on a semi-annual schedule.
Estimate your exterior cleaning cost
Every project we price lands between $0.12–$0.25 per sq ft of facade, windows-only at the lower end, windows + facade higher, and the building's condition sets where in the band you land. Locked as a fixed quote within 24 hours.
How much does drone exterior cleaning cost?
Most commercial drone cleaning jobs in Miami fall between $0.12–$0.25 per square foot of building surface, depending on height, surface type, soiling level, and access, with no minimum charge. Bigger jobs get lower rates, $0.12–$0.20 at 40,000 sq ft and up, and on very large projects the rate reaches $0.09 per sq ft at 150,000 sq ft. A 40,000 sq ft facade runs $4,800–$8,000. Commercial roofs share the same band; small residential roofs (up to 3,000 sq ft) run $0.25–$0.35 per sq ft with no minimum, and most single-family homes land $500–$1,200. Solar arrays are $1–$3 per panel. Parking garages are the one cleaning service priced outside the band: on structures of 100,000 sq ft and up the deck is a flat $0.06 per sq ft, with walls, columns and ceilings at $0.06–$0.08. Sealing is a separate treatment applied after cleaning, at $0.28–$0.52 per sq ft on concrete and masonry and $0.72–$0.96 on natural stone. Every quote is fixed-price after a free site walk.

What drives the price up or down?+
Five factors: (1) building height. Taller buildings need more flight time, (2) surface area and complexity: articulated facades take longer than flat glass, (3) soiling level: heavy algae or salt haze needs more dwell time, (4) site access and exclusion zone setup, (5) scheduling constraints (after-hours, weekends).
How is this cheaper than scaffolding or rope access?+
Traditional methods carry rigging cost, permit cost, multi-day setup, and crew-at-height insurance load. Drones eliminate all of that: same building, same clean, 30–60% lower total project cost than scaffolding or a boom lift in most cases, and further below rope access.
Do you charge for the quote?+
No. Site walks and quotes are free. You get a fixed-price proposal, scope of work, and safety plan before any work is scheduled.
What's included in the price?+
FAA Part 107 pilot, Lucid Bots Sherpa drone, ground rig, pure-water filtration, biodegradable soft-wash detergent, exclusion-zone setup, full insurance, and 4K aerial before/after documentation.
How often should I schedule drone cleaning in Miami?+
Coastal buildings near the bay or ocean need cleaning more often than inland properties because of salt air and pollution buildup; the interval is set at the site survey. We build your preferred cycle into the fixed-price quote so renewals stay predictable and budgeted in advance.
Does the price change between Miami, Fort Lauderdale, and Boca Raton?+
The per-square-foot rate is the same across South Florida. What can change is travel time to the site and any local permit requirements, and both are factored into your quote before you sign, so the number you approve is the number you pay.
What happens if the scope changes after the site walk?+
If our team spots something during the walk that affects scope, such as extra soiling, additional access equipment, or a larger surface area than estimated, we discuss it and adjust the quote before any work begins. Once the proposal is signed, the price is locked, including normal weather-related rescheduling.
What is the difference between per-drop, per-day, and per-square-foot pricing?+
Rope access crews quote per drop (one vertical descent on one elevation), BMU operators quote per day, and drone cleaning quotes per square foot, $0.12–$0.25 commercially, rolled into a single fixed project price. Per-square-foot pricing is the easiest to compare because it scales with the building's actual surface area instead of with how many drops or days a crew needs.
Do high-rise cleaning bids include insurance and documentation?+
Our drone high-rise quotes always include $2M general liability, dedicated UAS coverage, LAANC airspace filing, and 4K aerial facade documentation. Rope and BMU bids almost always charge those line items separately, which is where apples-to-apples bid comparisons usually break down.
How does building maintenance unit (BMU) availability change the bid?+
If your tower already has a permanent BMU on the roof, traditional crews quote per-day rates for the unit and the certified operator. Drone cleaning bypasses the BMU entirely (no operator certification, no annual load test scheduling, no davit-arm inspection) which is why owners with aging BMUs are switching even faster than owners without one.
Sample price ranges
Ranges below cover the majority of South Florida commercial properties, and the project figures are computed from the same per-square-foot model at the size shown. Properties that fall outside these ranges, such as historic facades or oversized industrial roofs, get a custom walk-through before we finalize pricing.
| Service | Range | Typical project |
|---|---|---|
| High-rise window cleaning | $0.12–$0.25 / sq ft of glass | Priced on glass area, $4,800–$8,000 at 40,000 sq ft of glass. |
| Commercial facade cleaning | $0.12–$0.25 / sq ft of facade | Stucco, EIFS, concrete, metal panel: $2,400–$4,500 at 20,000 sq ft, $10,364–$20,000 at 100,000 sq ft. |
| Roof soft-wash cleaning | $0.12–$0.25 / sq ft of roof | Tile, metal, flat membrane. Small residential roofs $0.25–$0.35 / sq ft, no minimum, most single-family homes $500–$1,200. |
| Solar panel cleaning | $1 – $3 / panel | Volume discounts on large commercial arrays. |
| Parking garage cleaning | $0.06 / sq ft of deck | Flat rate on garages 100,000 sq ft and up, a 100,000 sq ft deck is $6,000. Walls, columns and ceilings $0.06–$0.08. Smaller garages quoted on survey. |
| Concrete, masonry and stone sealing | $0.28–$0.52 / sq ft | Seal only, after cleaning. Concrete, block, unpainted stucco, pavers and concrete roof tile; natural stone $0.72–$0.96. Not offered on painted stucco. |

How to read a high-rise cleaning bid
Three vendors can bid the same tower three different ways: per drop, per day, or per square foot, and the method (rope access, BMU, or drone) changes the unit cost dramatically. Without normalizing for method, certifications, and frequency, you cannot tell whether you are being overcharged or underserved.
Rope access
Per drop
One vertical descent on one elevation. Anchor inspection, rescue plan, and fall-protection insurance riders are usually separate line items, and IRATA/SPRAT-certified labor commands premium rates.
BMU / swing stage
Per day
Where the tower has a permanent building maintenance unit: a day rate for the unit plus a certified operator, with load tests and davit-arm inspections scheduled separately.
Drone cleaning
$0.12–$0.25 / sq ft
Rolled into a single fixed project price that already includes the FAA pilot, equipment, pure-water system, insurance, LAANC filing, and 4K documentation.
- 1
Normalize the unit
Convert every bid to the same basis before comparing. Per-drop and per-day numbers hide how many drops or days the tower actually needs; per square foot of glass or facade is the only unit that scales with the building.
- 2
Check what is bundled
Our quotes always include $2M general liability, dedicated UAS coverage, LAANC airspace filing, and 4K aerial facade documentation. Rope and BMU bids almost always charge anchor inspection, rescue planning, insurance riders, and documentation separately, which is where apples-to-apples comparisons usually break down.
- 3
Ask about anchor and BMU dependencies
A rope bid assumes certified roof anchors; a BMU bid assumes the unit passes its load test. If either fails, the bid changes. Drone cleaning depends on neither.
- 4
Confirm the chemistry for coated glass
Low-E and ceramic-frit coatings restrict which detergents can touch the glass. A bid that does not name its chemistry for your glazing is not finished.
- 5
Compare frequency terms
Recurring cycles are priced differently from one-off visits. Our recurring plans run 20–30% below one-off pricing per visit; ask every bidder for their multi-visit terms before comparing single-visit numbers.
