Algae on every ledge, joint and pane
Cypress Plaza is a three-story, 40,000 sq ft office building off NW 6th Way in Fort Lauderdale’s Corporate Park at Cypress Creek, wrapped in light stucco panel bands and long runs of ribbon glass, with stepped corners on several elevations. South Florida humidity had done what it does to a building like that: dark algae ran down every panel joint, settled along each horizontal ledge, and left the windows dull and spotted.
The scope was the whole exterior: algae removal on every exterior window and glass surface, the stucco and panel facade on all elevations including the frames and ledges, and the concrete walkway at the entrance.
Cleaned from the ground, in one pass
- The right tool, not the biggest one: most occupied buildings of three stories or more are drone jobs. This one wasn't: from the ground around the building, our water-fed poles reached every pane on every elevation, so there was nothing to fly, and the ground rig did the job faster.
- Low-pressure soft wash from the ground rig on the stucco and panel surfaces, window frames and horizontal ledges, where the algae had taken hold, then a full rinse.
- Water-fed poles on the glass: every exterior window on every elevation, finished with purified water so it dries spot-free without a squeegee.
- Hot water at the entrance: the walkway and entrance concrete got a hot-water pressure wash with a surface cleaner, the first thing a tenant or visitor walks across.

Clean panels, clear glass, done in a day
By the end of the day the algae was gone from the ledges, joints and frames on every elevation, the glass was clear, and the entrance walk was clean. The full scope, windows included, came in at $2,200 all in: about $0.055 / sq ft across the 40,000 sq ft building.
That is below our standard commercial range of $0.12–$0.25 per sq ft, for two reasons that stack. Cypress Plaza is on an annual agreement, cleaned once a year, and recurring service takes 20–30% off each visit. And a building we can clean entirely from the ground, with no drone, lift or scaffold to mobilize, starts from a lower price than drone work at height.
