Bleach-Free Drone Cleaning in Miami & South Florida

Most exterior cleaning crews in South Florida still treat algae with sodium hypochlorite, chlorine bleach, that runs off the roof and facade into landscaping, pool decks, canals, and storm drains. We remove the same algae, mildew, and black streaks with an oxygen-based (sodium percarbonate) soft wash applied by FAA Part 107 drone. Same like-new result. No bleach, no scaffolding, no chlorinated runoff, across Miami-Dade, Broward, and Palm Beach counties.

Quick answer

What is bleach-free drone cleaning?

Bleach-free drone cleaning replaces chlorinated soft-wash chemistry with an oxygen-based sodium percarbonate cleaner applied at low pressure from an FAA Part 107 drone. Activated with water, the compound releases oxygen that breaks down algae, mildew, biofilm, and organic staining at the molecular level, then decomposes into oxygen, water, and trace soda ash, so nothing chlorinated reaches landscaping, pools, ponds, or stormwater. It cleans roofs, solar panels, stucco, EIFS, glass, and curtain wall in a single mobilization, and it is the method HOA covenants that prohibit bleach soft wash explicitly permit.

The chemistry

Oxygen-based cleaning, not harsh chlorinated chemistry

Most exterior cleaning contractors in South Florida still rely on chlorinated soft-wash mixes that strip color from awnings, yellow turf, and corrode anodized metal trim. We use a fundamentally different chemistry: an oxygen-based oxidizing cleaner built around sodium percarbonate, the same active ingredient in oxygen-based laundry boosters.

When activated with water, the compound releases oxygen radicals that break down algae, mildew, biofilm, and organic staining at the molecular level. What's left behind decomposes into oxygen, water, and trace soda ash, nothing persistent enters the landscaping, the storm drains, or the air around the building. Paired with biodegradable surfactants that break down in 7–14 days and a 0-TDS pure-water rinse, nothing toxic is left on the building or in the runoff.

  • Chemical-free finish, no chlorinated residue on the building or grounds
  • Safe for occupants, pets, pools, ponds, and irrigation systems
  • Compliant with stormwater rules and HOA landscape covenants
  • Preservation-grade: safe for historic stucco, coral stone, and lime mortar
Why South Florida needs it

The most aggressive weathering environment in North America

Tropical humidity, year-round UV, and salt-laden coastal air feed algae, mildew, and biofilm on nearly every exterior surface, from Brickell glass towers to Coral Gables tile roofs. The wet season runs roughly June through October, and that six-month stretch is when most of a building's annual algae growth happens; a single missed cleaning cycle can leave streaking that takes months to recover from.

The default fix, a heavy chlorinated soft wash, solves the streaks by sending chlorine into the most expensive and sensitive parts of the property: the irrigated landscaping, the pool deck, the koi pond, the marina basin, and the retention lakes that master-planned HOA communities spend heavily to maintain. Combined with FAA Part 107 drone delivery, bleach-free chemistry cleans roofs, solar arrays, facades, glass, stucco, and concrete from a single rooftop launch pad, no scaffolding, no boom lifts, no chlorinated runoff into the landscaping or the Intracoastal.

Why property owners choose bleach-free drone cleaning

Landscaping, occupants, waterways, and warranties are the four things a chlorine soft wash puts at risk. Bleach-free chemistry protects all four without changing the result on the building.

Landscape-safe, won't kill plants

No chlorine, no sodium hypochlorite, no bleach runoff to kill plants, scorch turf, or burn palm fronds. The oxygen chemistry decomposes into oxygen, water, and trace soda ash: safe for lawns, flowering beds, hedges, and irrigation systems.

HOA-approved & occupant-safe

No chlorine fumes drifting into open balcony doors or HVAC intakes. HOA covenants that prohibit bleach-based soft wash explicitly permit oxygen-based no-bleach cleaning, and there's no chemical odor for tenants or residents.

Pet safe, pool safe, pond safe

No chlorinated runoff into pool decks, koi ponds, or stormwater systems. Dogs and cats can stay outside during the cleaning pass. Safe around saltwater pools, freshwater ponds, and stocked fish without affecting pH or fish health.

Safe for waterways

Nothing chlorinated reaches the Intracoastal, Biscayne Bay, canals, marina basins, or the retention lakes that define South Florida HOA communities, so the work stays inside county stormwater discharge rules.

Warranty-compatible

Most facade and roof warranties now disallow or discourage chlorine soft-wash and high-pressure spray. A low-pressure, oxygen-based soft wash keeps tile, metal, membrane, Kynar, and elastomeric coatings inside their manufacturers' care guidance.

Restores like-new appearance

The oxygen-based compound removes the staining at the molecular level, surfaces look genuinely renewed, not just rinsed. Same finish as a traditional bleach soft wash, without the chlorine, the landscape damage, or the HOA complaint.

How it works

Our four-step chemical-free process

A tethered industrial drone applies the activated sodium percarbonate soft wash from the air and rinses with 0-TDS pure water. The pilot flies from the ground or the rooftop; nobody touches the building. Chemistry is matched per substrate: stucco, EIFS, glass, ACM, concrete, tile, metal, and dwell times are dialed in for South Florida algae, mildew, and Gloeocapsa magma.

1. Site evaluation

We map the property, identify substrate types, and confirm airspace clearance with FAA LAANC where required, then return a fixed-price proposal after the free site survey.

2. Eco-friendly chemistry mix

We blend the sodium percarbonate (oxygen-based) compound on-site to a concentration matched to the substrate and the severity of staining.

3. Drone-delivered soft wash

The drone applies the activated oxygen cleaner at low pressure from above. The chemistry dwells, breaks down organic staining, and lifts mineral deposits.

4. Low-volume pure-water rinse

A final de-ionized (0-TDS) water rinse leaves a streak-free finish on glass and a uniform, like-new appearance on every other surface, with no chlorinated runoff.

Surfaces we clean bleach-free

A single drone crew handles every exterior substrate on your property, with chemistry tuned to each surface type inside the same mobilization.

Roofs

Tile, metal, shingle, modified bitumen, and TPO roofs: oxygen-based soft wash that lifts algae and biofilm without granule loss, coating damage, or foot traffic.

Solar panels

Restore lost output with a chemical-free rinse. No abrasives, no surfactant film, no warranty risk to panels or microinverters.

Building exteriors

Stucco, EIFS, painted concrete, and architectural metal, cleaned at residential garden-hose pressures from a single rooftop launch.

Windows & glass

De-ionized pure-water rinse on every floor, paired with oxygen chemistry to lift baked-on mineral and organic staining.

Stucco & concrete

Sodium percarbonate dwell-cleans deep into porous stucco and concrete to remove the algae root system, not just the surface stain.

Curtain wall & metal

Anodized aluminum, ACM panels, and curtain-wall systems cleaned with pH-neutral chemistry that is safe for sealants and gaskets.

Roofs

Roof cleaning without bleach, oxygen-based drone soft wash

The black streaks on Florida roofs are Gloeocapsa magma algae, plus mildew and lichen. Almost every roof-cleaning crew treats it with sodium hypochlorite that runs off into your landscaping, gutters, and storm drains. We remove the same algae and lichen with a bleach-free, oxygen-based soft wash applied by FAA-licensed drone, the same like-new result on tile, metal, and shingle, with no bleach, no plant damage, no runoff, and no one walking your fragile roof.

A tethered industrial drone applies the activated sodium percarbonate soft wash from above at low pressure, dwells to break down the algae and biofilm at the cell wall, then rinses. Nothing high-pressure touches the surface, and the spent chemistry decomposes into oxygen, water, and a trace of soda ash. Chemistry and dwell time are matched to the roof type, clay and concrete barrel tile, standing-seam and corrugated metal, asphalt shingle, and TPO, PVC, and modified-bitumen flat roofs.

Because the algae is broken down and removed, not just lightened, regrowth timing is comparable to a bleach soft wash. In South Florida's humidity we recommend a maintenance pass every 18–24 months, more often near the coast, to stay ahead of visible regrowth. On HOA and condo communities, community-wide roof cleaning is priced lower per square foot because mobilization is shared across buildings, and because there's no bleach there are no plant-damage or pond complaints.

Standard roof cleaning solves algae by dumping bleach on your property

  • Bleach runoff yellows turf and kills ornamental beds, hedges, and palms
  • Chlorine corrodes aluminum gutters, copper flashing, and metal roof fasteners
  • Toxic to koi ponds, pools, and pets in the runoff path
  • High-pressure 'blasting' strips asphalt granules and cracks barrel tile
  • Crew walking the roof breaks tile and risks falls on steep pitches
  • Chlorine runoff into storm drains violates many HOA and county rules

Eco-friendly building cleaning that is actually eco-friendly

Most "eco-friendly cleaning" marketing is interior janitorial, green disinfectants and biodegradable mop solution. Exterior building cleaning has a different sustainability problem: most commercial soft-wash relies on 6–12% sodium hypochlorite, which kills landscaping, etches gutters, poisons koi and pool water, and runs off into storm drains. Pressure washing solves the chemistry problem by using more water and impingement force, and creates a paint-stripping, granule-loss, microplastic-runoff problem instead.

Real eco-friendly exterior cleaning means three verifiable things: no sodium hypochlorite; biodegradable surfactants that break down in 7–14 days without bioaccumulating; and a 0-TDS pure-water rinse that leaves no chemical residue. "Green cleaning" without all three is usually still bleach-based. Our program replaces both halves of the traditional approach, bleach chemistry and at-height access, with a bleach-free percarbonate soft wash applied by drone. Same visual result. No chlorine runoff. No scaffolding. Drone soft wash also uses 60–80% less water than pressure washing on the same square footage.

Chemistry and dilution are matched per substrate: stucco, EIFS, painted concrete, glass curtain walls, ACM panels, anodized and powder-coated aluminum, painted steel, coral stone, brick and mortar, GFRC, and architectural detail such as sunshades, fins, parapets, louvers, and signage. Sodium percarbonate is pH-neutral once activated and applied at low pressure, so it lifts salt film and biofilm without etching anodized finishes, stressing curtain-wall sealants and gaskets, or affecting the laminated interlayer of impact glass.

Documentation for LEED, ESG, and the board

Every project includes an SDS (safety data sheet) package, chemistry breakdown, water-usage summary, and 4K aerial before/after documentation. The documentation set is accepted by LEED O+M maintenance credits, corporate ESG reports, and HOA board sustainability disclosures, and it doubles as the exterior-condition record boards attach to their milestone and recertification files.

  • Bleach-free: zero sodium hypochlorite, zero chlorine runoff
  • Biodegradable surfactants, break down in 7–14 days
  • 60–80% less water than pressure washing on the same square footage
  • No scaffolding, no rope access, no lift fuel emissions, no sidewalk shed permits
  • Zero crew exposure at height, pilots fly from ground or rooftop stations
  • Historic stucco, coral stone, terrazzo, and keystone cleaned without surface erosion

What bleach-free is not

"Bleach-free" gets used loosely. Here is exactly what ours does and does not claim.

  • It is not 'low bleach'.

Some crews market a diluted hypochlorite mix as 'eco soft wash'. Our bleach-free mix contains zero sodium hypochlorite, zero chlorine, and zero hypochlorous acid. The active ingredient is sodium percarbonate, and the safety data sheet says so.

  • It is not pressure washing.

The drone applies chemistry at low pressure and lets dwell time do the work. Nothing high-pressure touches stucco, tile, shingle, or coatings. That is the point. If a surface genuinely needs impingement force, we will tell you.

  • It does not promise a better finish than bleach.

The visual result and the regrowth timing are comparable to a well-executed bleach soft wash. What changes is everything downstream: the landscaping, the gutters, the pond, the storm drain, and the warranty.

  • It is not a reason to skip site protection.

Even though nothing chlorinated is in the runoff, we still tarp koi ponds, cover drains beside flowering beds, and rinse hardscape as a courtesy, and we keep overspray on the building face with the drone's precision delivery.

  • It is not how we clean parking-garage decks.

Covered decks have low clearance and no reliable GPS, so deck work is ground-based with heated water and rotary surface cleaners. The drone cleans a garage's exterior facade and open top deck only.

Bleach-free drone cleaning, FAQ

Is your bleach-free chemistry actually bleach-free, or just 'low bleach'?
Fully bleach-free. On a bleach-free job we use sodium percarbonate (a solid oxygen-release compound) plus biodegradable surfactants: zero sodium hypochlorite, zero chlorine, zero hypochlorous acid. Sodium percarbonate breaks down into sodium carbonate (washing soda) and oxygen on the surface, leaving nothing toxic in runoff. That's the same active ingredient used in oxygen-bleach laundry boosters, fundamentally different chemistry from chlorine bleach.
What makes exterior cleaning 'eco-friendly', and what doesn't?
Real eco-friendly exterior cleaning means three things, all verifiable: (1) no sodium hypochlorite (chlorine bleach), the active ingredient in most 'soft-wash' formulas, which kills plants, koi, and pet-safe lawn zones; (2) biodegradable surfactants that break down in 7–14 days without bioaccumulating; and (3) a 0-TDS pure-water rinse that leaves no chemical residue. 'Green cleaning' marketing without all three is usually still bleach-based.
Can you really clean a roof without bleach?
Yes. The black streaks on Florida roofs are Gloeocapsa magma algae, plus mildew and lichen. Most contractors treat it with sodium hypochlorite (chlorine bleach), but a sodium percarbonate (oxygen-based) soft wash breaks down the same growth and lifts the staining just as effectively. The visible result on tile, metal, and shingle is identical, without the chlorine.
Why avoid bleach on a roof at all?
Bleach (sodium hypochlorite) runs off the roof and into gutters, downspouts, landscaping, and stormwater. It yellows and kills turf, burns ornamental beds and palms, corrodes aluminum gutters and copper flashing, and is toxic to koi ponds and pets. On HOA properties it frequently triggers landscape-damage complaints and violates stormwater discharge rules. Bleach-free chemistry decomposes into oxygen, water, and trace soda ash, so none of that applies.
Is bleach-free exterior cleaning landscape safe and pet safe?
Yes. Bleach-free percarbonate chemistry won't kill plants, won't yellow grass, won't burn pet paws, won't poison koi or pool water, and won't damage outdoor furniture. This is the defining difference from traditional soft-wash: standard chlorine-based formulas require crews to pre-wet and tarp every landscape bed and koi pond. Oxygen-based chemistry doesn't. We still tarp koi ponds and rinse hardscape as a courtesy.
Will it actually remove algae, mildew, and Gloeocapsa magma from stucco and metal?
Yes. Sodium percarbonate is a strong oxidizer. It breaks down algae, mildew, lichen, and Gloeocapsa magma through the growth, not just at the surface. The visual result on stucco, tile, EIFS, painted concrete, and metal cladding is identical to a bleach soft-wash. The difference is what's left behind: no chlorine, no dead plants, no etched aluminum, no bleached asphalt granules.
Is no-bleach roof cleaning safe for shingles, tile, and metal?
Yes, and safer than the alternatives. We apply the oxygen compound at low pressure from a drone, so there's no high-pressure spray stripping asphalt granules, no foot traffic cracking barrel tile, and no caustic chlorine corroding metal panels, fasteners, or coatings. It's compatible with major roofing warranties (GAF, Eagle, Carlisle, standing-seam Kynar) that discourage chlorine and high-pressure washing.
Will bleach-free results last as long as a bleach wash?
Yes. Because the algae is broken down and removed, not just lightened, regrowth timing is comparable to a bleach soft wash. In South Florida's humidity we recommend a maintenance pass every 18–24 months (more often near the coast) to stay ahead of visible regrowth.
Is the process safe for soft stucco, coral stone, and historic facades?
Yes. We apply sodium percarbonate at residential garden-hose pressures, which lifts organic staining without abrading soft stucco, coral stone, oolitic limestone, terrazzo, keystone, or hand-troweled lime finishes. Historic-preservation guidance in Coral Gables and Miami Beach specifically discourages high-pressure cleaning and harsh chlorinated chemistry on these surfaces: a low-pressure, oxygen-based soft wash is the most preservation-compliant method available.
Is it safe for anodized aluminum, curtain wall, and impact glass?
Yes. Sodium percarbonate is pH-neutral once activated and is applied at low pressure, well below the threshold that would etch anodized or powder-coated finishes, stress curtain-wall sealants and gaskets, or affect the laminated interlayer of impact glass. It lifts salt film and biofilm without corroding railings, ACM panels, or storefront framing.
How is drone application more eco-friendly than pressure washing?
Drone soft-wash uses 60–80% less water than pressure washing on the same square footage. There's no impingement spray driving water (and whatever's on the surface) into storm drains; chemistry is applied at low volume and rinsed with controlled pure-water flow. Pressure washing also strips paint, sealants, and asphalt granules, generating microplastic and coating debris that drone soft-wash doesn't.
How do you keep cleaning runoff out of the Intracoastal, canals, and community lakes?
The oxygen-based compound decomposes into oxygen, water, and trace sodium carbonate within minutes of activation. There is no persistent chlorine, or surfactant film entering the Intracoastal Waterway, Biscayne Bay, marina basins, canals, or the retention lakes that define many HOA communities. That keeps the work within Miami-Dade, Broward, and Palm Beach County stormwater discharge rules, and we tarp drains adjacent to flowering beds for added safety.
Is bleach-free cleaning HOA approved and warranty compatible?
Yes. HOA covenants that prohibit bleach-based soft wash explicitly permit oxygen-based no-bleach cleaning, and there's no chemical odor for residents or building occupants. It's also compatible with major facade and roof warranties (GAF, Sika, Carlisle, Eagle Roofing, Sherwin-Williams elastomerics, Kynar manufacturers), most of which now disallow or discourage high-pressure spray and chlorine-based soft-wash on covered surfaces. For associations we provide board-ready fixed-price proposals, COIs naming the association, resident notification templates, and 4K before/after documentation.
Is bleach-free cleaning more expensive than a traditional bleach soft wash?
No. Drone-applied bleach-free cleaning is typically 30–60% less than scaffolding or lift-and-walk crews using bleach. The cost driver in exterior cleaning isn't the chemistry; it's the access method. Drones eliminate scaffolding, rope access, and lift rental, so we can use better, safer chemistry and still come in below a traditional bid.
How much does bleach-free cleaning cost in South Florida?
Commercial exteriors (facade, glass, roof) run $0.12–$0.25 per square foot depending on substrate, height, and staining severity, and bigger jobs get lower rates. Small residential roofs up to 3,000 sq ft run $0.25–$0.35 per square foot with no minimum charge. Recurring maintenance schedules save 20–30% per visit. Every quote is a fixed-price proposal after a free site survey.
Does the drone reach the whole roof, and the top of a tall tower?
Yes. The drone applies chemistry from above, so steep pitches, multi-story roofs, and fragile tile that can't take foot traffic are all reachable without putting anyone on the roof. Our drones work a 200 ft envelope (about 18 stories) from each staging position; on taller towers we stage from the rooftop, a podium, or an upper setback and work down. Every flight is conducted under FAA Part 107 with LAANC airspace authorization where required.
Do you provide documentation for LEED, ESG, or sustainability reporting?
Yes. Every project includes an SDS (safety data sheet) package, chemistry breakdown, water-usage summary, and 4K aerial before/after documentation. The documentation set is accepted by LEED O+M maintenance credits, corporate ESG reports, and HOA board sustainability disclosures.
What about insurance and FAA compliance?
$2M commercial general liability, with certificates of insurance naming the building owner, property manager, HOA, and board issued before mobilization. Every flight is conducted under 14 CFR Part 107 by an FAA-licensed commercial pilot, with LAANC airspace authorizations filed for controlled airspace near MIA, FLL, OPF, FXE, and PBI.
