Eco-Friendly Building Cleaning in Miami
Most 'eco-friendly cleaning' marketing is interior janitorial — green disinfectants and biodegradable mop solution. Exterior building cleaning has a different sustainability problem: 95% of commercial soft-wash relies on 6–12% sodium hypochlorite (chlorine bleach), which kills landscaping, etches gutters, poisons koi and pool water, and runs off into storm drains. Our program replaces both halves of the traditional approach — bleach chemistry and at-height access — with a bleach-free percarbonate soft-wash applied by FAA-licensed drone. Same visual result. No chlorine runoff. No scaffolding. 30–60% lower total project cost.

Traditional exterior cleaning is the most chemically aggressive line item on a property plan
Standard 'soft-wash' is a marketing label for a 6–12% sodium hypochlorite formulation that has to be tarped, pre-wetted, and post-flushed because of how much collateral damage it causes. Pressure washing solves the chemistry problem by using more water and impingement force — and creates a paint-stripping, granule-loss, microplastic-runoff problem instead.
- Chlorine bleach runoff kills landscaping, koi, and pet-safe lawn zones
- Sodium hypochlorite etches aluminum gutters, copper flashings, anodized cladding
- Pressure washing strips Kynar coatings, paint, and asphalt roof granules
- Scaffolding and lift access add weeks of permits, rigging, and fuel emissions
- Chlorine fumes are unsafe for occupants, balcony users, and HVAC intakes
- Most facade and roof warranties now disallow chlorine soft-wash and high-pressure spray
Replace bleach chemistry AND replace at-height access — at the same time
A tethered industrial drone applies sodium percarbonate + biodegradable surfactant soft-wash from the air and rinses with 0-TDS pure water. The pilot flies from the ground; nobody touches the building. Chemistry is matched per substrate — stucco, EIFS, glass, ACM, concrete, tile, metal — and dwell times are dialed in for South Florida algae, mildew, and gloeocapsa magma. No bleach. No scaffolding. No runoff. No crew at height.

Why this works
Safer for crews, faster for tenants, cheaper for owners — and cleaner for the building.
Bleach-free — zero sodium hypochlorite, zero chlorine runoff
Biodegradable surfactants — break down in 7–14 days
Landscape safe, pet safe, pool safe, koi safe, HOA approved
60–80% less water than pressure washing on the same square footage
No scaffolding, no rope access, no lift fuel emissions, no sidewalk shed permits
Zero crew exposure at height — pilots fly from ground stations
LEED O+M and ESG-reporting compatible documentation
30–60% lower total project cost than traditional bleach-and-scaffold methods

Frequently asked questions
Straight answers on process, safety, pricing, and scheduling — pulled from the questions South Florida property managers actually ask.
What makes building cleaning 'eco-friendly' — and what doesn't?+
Real eco-friendly exterior cleaning means three things, all verifiable: (1) no sodium hypochlorite (chlorine bleach) — the active ingredient in 95% of 'soft-wash' formulas that kills plants, koi, and pet-safe lawn zones; (2) biodegradable surfactants that break down in 7–14 days without bioaccumulating; and (3) a 0-TDS pure-water rinse that leaves no chemical residue. 'Green cleaning' marketing without all three is usually still bleach-based.
Is your chemistry actually bleach-free, or just 'low bleach'?+
Fully bleach-free. We use sodium percarbonate (a solid oxygen-release compound) plus biodegradable surfactants — zero sodium hypochlorite, zero chlorine, zero hypochlorous acid. Sodium percarbonate breaks down into sodium carbonate (washing soda) and oxygen on the surface, leaving nothing toxic in runoff. That's the same active ingredient used in OxiClean and most 'oxygen bleach' laundry products — fundamentally different chemistry from chlorine bleach.
Is eco-friendly exterior cleaning landscape safe and pet safe?+
Yes. Bleach-free percarbonate chemistry won't kill plants, won't yellow grass, won't burn pet paws, won't poison koi or pool water, and won't damage outdoor furniture. This is the defining difference from traditional soft-wash: standard chlorine-based formulas require crews to pre-wet and tarp every landscape bed and koi pond — eco-friendly chemistry doesn't.
Will eco-friendly cleaning actually remove algae, mildew, and gloeocapsa magma?+
Yes. Sodium percarbonate is a strong oxidizer — it kills algae, mildew, lichen, and gloeocapsa magma at the cell-wall level, not just at the surface. The visual result on stucco, tile, EIFS, painted concrete, and metal cladding is identical to a bleach soft-wash. The difference is what's left behind: no chlorine, no dead plants, no etched aluminum, no bleached asphalt granules.
How is drone application more eco-friendly than pressure washing?+
Drone soft-wash uses 60–80% less water than pressure washing on the same square footage. There's no impingement spray driving water (and whatever's on the surface) into storm drains; chemistry is applied at low volume and rinsed with controlled pure-water flow. Pressure washing also strips paint, sealants, and asphalt granules — generating microplastic and coating debris that drone soft-wash doesn't.
Is eco-friendly building cleaning HOA approved and warranty compatible?+
Yes. Bleach-free, non-toxic, no-scaffolding cleaning is approved by every major HOA we've worked with across Brickell, Coral Gables, Aventura, Boca Raton, and Palm Beach. It's also compatible with major facade and roof warranties (GAF, Sika, Carlisle, Eagle Roofing, Sherwin-Williams elastomerics, Kynar manufacturers) — most of which now disallow or discourage high-pressure spray and chlorine-based soft-wash on covered surfaces.
Is eco-friendly cleaning more expensive than traditional bleach soft-wash?+
No — drone-applied eco-friendly cleaning is typically 30–60% less than scaffolding or lift-and-walk crews using bleach. The cost driver in exterior cleaning isn't the chemistry; it's the access method. Drones eliminate scaffolding, rope access, and lift rental — so we can use better, safer chemistry and still come in below traditional bid.
What surfaces can you clean with eco-friendly chemistry?+
Stucco, EIFS, painted concrete, glass curtain walls, ACM (aluminum composite metal panel), anodized and powder-coated aluminum, painted steel, coral stone, brick and mortar, GFRC, concrete tile and clay barrel-tile roofs, standing-seam metal, TPO/PVC/EPDM flat roofs, asphalt shingle, and architectural detail (sunshades, fins, parapets, louvers, signage). Chemistry and dilution are matched per substrate.
Do you provide documentation for LEED, ESG, or sustainability reporting?+
Yes. Every project includes an SDS (safety data sheet) package, chemistry breakdown, water-usage summary, and 4K aerial before/after documentation. The documentation set is accepted by LEED O+M maintenance credits, corporate ESG reports, and HOA board sustainability disclosures.
What about insurance, FAA compliance, and HOA paperwork?+
$2M commercial general liability plus dedicated UAS (drone) aviation liability and hull coverage. Certificates of insurance naming the building owner, property manager, HOA, and board are issued before mobilization. Every flight is conducted under 14 CFR Part 107 by an FAA-licensed commercial pilot, with LAANC airspace authorizations filed for controlled airspace near MIA, FLL, OPF, and PBI.
